Why do I need a LIM report?

A LIM report contains all of the official information for a property including zoning, flooding issues, stormwater plans, floor plans, building consents, Certificate of Title, and Code of Compliance Certificates.

A LIM will help you identify known issues with the property, enable to you to determine if any structural changes have been made to the property and/or any recent/new work carried out has been done with the appropriate local authority consents

While property information is often provided as part of a sales package for a property, it is always recommended that purchasers obtain their own copy of a LIM and ensure that this is part of a full property file (often called a property bag).   The LIM should ALWAYS be reviewed by your solicitor.
