Common Problems

The area of the sub-floor which was excavated to allow for the erection of the masonry block retaining wall has not been back-filled with free draining scoria. The original ground is drying, cracking and subsiding, and is now compromising several sub-floor piles.

Further work is required to stud/under-stud supporting steel beam.

Clear debris away from block foundation walls, waterproof/tank walls to adequate level below the finished floor level, add drainage system to comply with current regulations.
